Basic rental is for renting the space and you can use the furniture, seamless paper back drops and newborn beanbag.
Premium rental includes the above as well as client closet, newborn outfit, blankets, props, wraps, head wear etc.

STUDIO POLICIES

Studio Rules (Read Before Booking)
By booking, you agree to follow these rules. Fees apply if policies are not followed.

Leave the studio as you found it

Sweep or vacuum debris and take all trash with you.
Return all furniture, props, and items to their original place.
If you rent props or Client Closet items: return them to their designated area and place used clothing neatly on the bed for cleaning.
Missing items will be replaced at your expense (same or similar item chosen by the Studio Owner), due within 7 days.
If the studio is not left clean and reset, a $75 cleaning fee applies.

Off-limits and care of the space

Do not go through the storage closet (except to access the broom).
No shoes on furniture.
Do not drag furniture.
Seamless paper: roll it back up after use. If it’s damaged, notify the Studio Owner immediately.
No nails, tacks, or anything besides tape on walls/floors.

Safety and conduct

No smoking or vaping.
Max 7 people unless approved.
No pets or animals.
No illegal substances.
No fires, flames, or candles.
No glitter or confetti unless approved prior.
No loud music.
No food. Drinks other than water must stay on the changing table, and no food or drinks on furniture.
Boudoir is allowed with approval. No sexual acts or filming of sexual acts.

Cameras and security

Do not move or tamper with camera systems. Violations result in a $200 fine and a ban.
You must fully close and lock the door when leaving. Failure results in a $200 fine.
Do not leave the key inside while stepping outside (bottom lock stays locked).
Entry code will be sent the day of your rental. Do not share it, and scramble the keypad after locking up.
Close orange curtains and turn off the A/C (switch in bathroom) before leaving.

Time, equipment, and personal items

Entry is only allowed during your paid time. Early/late use is $20 per 10 minutes.
Extra time must be requested at least 5 hours in advance (additional invoice required).
You may bring your own equipment/props, but you are responsible for them.
Forgotten items must be picked up within 72 hours. Studio Owner is not responsible for lost, stolen, or missing items.

Damage

The renter is responsible for any damage to furniture, props, outfits, floors, walls, or anything in the studio and will be billed for repair or replacement.

Reschedules, tardies, and cancellations

No refunds.
If you’re late, your end time does not change. If available, you may purchase additional time.
Reschedule: Request at least 5 days before your booking for full credit. Less than 5 days: 50% credit.
Cancel: At least 7 days before your booking: full credit (must be used within 3 months). Less than 7 days: 50% credit.

Park in designated spots 2 and 3 in front of the studio (marked), or park on the street. Do not use other businesses’ spots.
Do not leave valuables in your car. Studio Owner is not responsible for theft, damage, injuries, or incidents involving you, your guests, vehicles, or personal items.
